Zoning is one piece of due diligence
A zoning label may indicate a range of potential uses, but it does not answer every operational question. Site-specific approvals, existing development permits, parking, outdoor storage, building systems and other requirements may also matter.
Do not rely on a listing label alone. Confirm the permitted use and any applicable conditions with the appropriate authorities and advisors.
Match use to the building and site
A permitted use does not guarantee a useful facility. The building’s power, loading, layout, access, ventilation, fire protection and parking need to work with the planned operation.
For yard-oriented or specialized uses, the outdoor configuration, surfacing, drainage, fencing and vehicle movement are often as important as the building itself.
